The Brock Built featured agent for August is Larry Manning. Larry has worked with our company in numerous communities throughout the past 10 years, and today he is successfully leading the sales of our East Cobb homes at The Enclave at Laura Creek.
- How/why did you get into a career in real estate?
After having been employed in the corporate world in product marketing for almost 20 years, I lost my job due to a company downsizing. I had always said that if I ever changed careers, I would like to get into real estate, and that seemed like the perfect opportunity to pursue my dream.
- Why did you choose to work with Brock Built Homes?
The reputation of Brock Built as an Atlanta new home builder in the metro area and the quality of construction are the two main reasons I chose to work for Brock Built. My first opportunity to work with Brock Built was in 2003 through Coldwell Banker Builder Developer Services. I was an onsite agent at Parkview, and after selling out that community, I was given the opportunity to open Dupont Commons. I sold in that community from 2004 through 2006. Last year, I received a call regarding an opportunity at a new Brock Built community in East Cobb, and was excited to have another chance to again work with the Brock family.
- Give us a brief description of The Enclave at Laura Creek.
The Enclave at Laura Creek is a collection of 18 Craftsman inspired homes designed to blend into an existing community of similar style homes. Our homes include the features and finishes most homebuyers are looking for, including granite, stainless appliances, hardwood floors, spacious master suites, as well as basement homes, non-basement homes and options that include finished third level flex spaces, media rooms and master on the mains. We will also have a second phase of cottage homes called The Gardens at Laura Creek, opening in early 2014.
- What makes this community unique from other Brock Built communities?
The Enclave at Laura Creek is a gated community that provides an easy living lifestyle with lawn maintenance, water/sewer, garbage pickup and common area maintenance included in the monthly homeowners association. Amenities include a park and playground, as well as underground utilities and lawn sprinkler systems.
- What is your favorite part of working in real estate?
I enjoy being able to assist in making the dream of homeownership become a reality. Whether it be a first-time buyer or a seasoned homeowner buying that next home, every transaction is unique. I also enjoy seeing homes and communities come together from design to the finished product.
- What has been your most rewarding moment?
In 2005, while at Brock Built’s Dupont Commons community, I was honored with being the Coldwell Banker Builder Developer Services no. 1 agent for number of new home sold, as well as the no. 1 agent for sales volume of new home sold. That year I was also listed as one of the Top 100 Agents in Atlanta. In 2008, I was also recognized as the no. 1 sales associate for number of units sold.
- What advice would you give today’s homebuyer?
My advice is to follow the Boy Scout motto that I learned as a kid: “BE PREPARED”. Before starting your search for new homes in Atlanta, make sure that you have your financial information in order, talk to a lender and determine what and how much you can actually qualify to buy, taking into consideration your financial plan for the future.
